What to Expect During Your Commercial Property Inspection

During our Inspection, the inspector will prepare a Property Condition Report: We will observe; Topography/Drainage, Major means of egress & ingress (Exits/Entrances), paving, curbing & parking, landscape, observe on-site recreation facilities, the building’s roof (if accessible), identify types of parking and number of spaces, exterior and interior condition, observe fences-landscaping-signage, plumbing, electrical, HVAC systems, observe storm water drain systems and foundations.

ASTM E 2018© excludes the elevators / escalators, motors, pits, shafts, fire alarms and sprinkler systems etc. but the client should have these inspected (repairs can be costly). These systems also typically require 6 month and annual inspections. Any current Heavy Manufacturing, Vertical Transportation and Restaurant Equipment is excluded.
